Business Bay is at Bay Square Building 12, P Floor — ninety seconds on foot from the Business Bay metro station on the Red Line. Dubai Design District is at 1G D3 Street, Za'abeel Second, in the creative quarter of the city, opening 1 September 2026. Same pricing across all three. Same Wi-Fi (2 Gbps fibre), same coffee, same amenities, same community management. Your monthly membership gives you access to all three locations — you can keep your primary desk at one and drop by the others for a change of scenery or to meet clients closer to where they live.

Downtown and Business Bay have been operating since 2022 and 2024 respectively, with 24/7 access for monthly members on dedicated desk and private office plans. Hot desk members get 24/7 access on most plans, confirmed at signing. Dubai Design District (D3) opens 1 September 2026. Same 24/7 access policy, same pricing, same all-inclusive package. Day pass visitors (120 AED) access all three locations during business hours: Sunday to Thursday, 8am to 7pm. The front desk team is on-site Sunday to Thursday from 9am to 6pm. Outside those hours the buildings run on badge access with on-site security.

Downtown (Al Fattan): five minutes by car to Sheikh Zayed Road, eight minutes walking to Dubai Mall, ten minutes to the base of Burj Khalifa, City Walk directly across the street. The energy is fast-paced. Less convenient if you commute by metro. Business Bay (Bay Square Building 12): the most practical choice if logistics matter. Ninety seconds from the Business Bay metro on the Red Line, seven minutes by car to DIFC. The best choice if your team commutes from outside the city core. Dubai Design District (D3): the quieter, design-led location. Opens September 2026. Furthest from the metro of the three locations. If you cannot decide between two, visit both on the same day. Most decisions take fifteen minutes once you see the spaces in person.

The metro access, the price-to-location ratio (you get a Downtown-quality address without the Downtown traffic), and the surrounding ecosystem of other startups, banks (WIO and Mashreq have nearby presence), and the IFZA touchdown make it a natural fit. For freelancers and solo consultants: any of the three works, but the practical answer depends on where you live. Downtown attracts freelancers who live in the Downtown/Sheikh Zayed Road corridor. Business Bay attracts those coming from Sharjah, Marina, JLT via metro. D3 tends to attract creatives who live in Al Wasl, Jumeirah, or Mirdif and want a calmer workday. For growing teams (5-15 people): Downtown and D3 have larger private offices in our network. Business Bay is best if your team includes commuters from outside the city core. For international companies opening a Dubai branch: Downtown is the address that translates best when you describe your Dubai office to overseas colleagues and clients.

Dubai Design District (D3), without much hesitation. The whole quarter was built around design, fashion, content and creative industries — your neighbours at D3 are design agencies, advertising firms, fashion brands, photography studios, content production companies. Walking ten minutes in any direction puts you in front of clients or collaborators. Our D3 location specifically: smaller-scale building, rooftop terrace, calmer atmosphere than Downtown. The community at D3 skews creative. The honest caveat: D3 is the furthest of our three locations from the metro. If half your work involves clients in DIFC or Business Bay, you might be better off based at our Business Bay location and visiting clients in D3 rather than the reverse — the commute time adds up. For non-creative professionals: D3 still works fine if you want a quieter daily environment, but you will likely find more potential clients and partners in your industry at Downtown or Business Bay.

All four landmarks point to the same answer: Downtown (Al Fattan), by a long margin. City Walk: directly across the street — about two minutes on foot. Burj Khalifa: roughly ten minutes walking, four to five minutes by car depending on traffic. Several of our private offices at the Al Fattan tower have direct line-of-sight to the Burj. Dubai Mall: about eight minutes walking via the Mall connection bridge, three to five minutes by car. Sheikh Zayed Road: five minutes by car to the main exit. The building sits between the Mall side and the Al Satwa side, so you are on the road in under five minutes regardless of direction. Business Bay is also reasonable to all four (eight to twelve minutes by car) but is not walking distance to any of them. D3 is the furthest — fifteen to twenty minutes by car to most of the above, depending on traffic.

Business Bay is the practical winner — seven minutes by car, twelve minutes walking through Marasi Drive. The Red Line metro connection at Business Bay station is also useful if you have meetings inside DIFC: hop on, two stops, walk five minutes from the Financial Centre station. Downtown is also close to DIFC by car (eight to ten minutes depending on traffic) but the walking route is less pleasant and the metro connection is less direct. D3 is roughly twenty minutes by car to DIFC. Not the best fit if you have client meetings in DIFC several times a week. If your work involves regular DIFC meetings — legal, finance, fintech, consulting — Business Bay is the logical choice. If you go to DIFC once a month, any location works.

Which Oh My Desk location has the best metro access and public transport options?

Business Bay, clearly. The Business Bay metro station on the Red Line is ninety seconds on foot from Bay Square Building 12. This single fact is why many of our Business Bay members chose this location over Downtown. Why it matters: if your team commutes from Sharjah, the Marina, JLT, or anywhere on the Red Line, Business Bay saves them 30 to 60 minutes a day in traffic. Same for clients coming for meetings — they do not fight Sheikh Zayed Road traffic. Downtown also has metro access (Dubai Mall station, then a five-minute taxi or seven-minute walk to Al Fattan), but it requires a transfer and the walking portion is less comfortable in summer heat. D3 is the least metro-accessible of the three. Most D3 members drive in or use Careem/Uber. The closest stations are Business Bay or Healthcare City, both 15-20 minutes away. For ride-share access (Careem, Uber), all three locations are equally easy.

Yes at all three, with different setups. Downtown (Al Fattan): basement parking inside the building on a monthly subscription for members. Daily parking is also available for visitors. Paid street parking (RTA) is available in Al Satwa surrounding the building if you prefer, paid via the RTA Smart Drive app. Business Bay (Bay Square): on-site parking at Bay Square, monthly subscription rates vary by tower availability — check with our front desk. Visitor parking is straightforward inside the Bay Square complex. RTA paid street parking is also widely available around the building. Dubai Design District (D3): on-site parking in the D3 complex, similar monthly subscription model. D3 is the easiest of the three for visitor parking. For occasional visits, ride-share (Careem, Uber) is often more economical than daily parking, especially at Downtown. Members commuting daily and bringing cars usually take the monthly subscription. We arrange the parking access at the same time as your membership badge.

Yes. Every monthly membership — hot desk, dedicated desk, private office — includes access to all three Dubai locations at no extra cost. How members actually use it in practice: most keep their main location where they have their primary desk or office and visit the others occasionally. Downtown members drop by Business Bay if they have a meeting near DIFC. Business Bay members visit Downtown for the surroundings or City Walk after work. D3 members come to Downtown when they want a more central setting for a client lunch. For dedicated desk and private office members specifically: your reserved spot is at your primary location. At the other locations you use the hot desk areas. Meeting room credits work across all three. For day pass holders (120 AED): you choose one location per pass. The day pass is single-location, not network-wide.

Yes, noticeably. Same pricing, same amenities, same Oh My Desk brand — but each location attracts a slightly different mix of members because the surrounding ecosystem is different. Downtown skews older and more international. More consultancies, law firms, family offices, international company branches, and founders who want a Downtown business address. The atmosphere is professional and quieter. Business Bay skews younger and more startup-energy. Founders raising rounds, fintech teams, ecommerce operators, and remote employees of international tech companies using Business Bay as their Dubai anchor. The atmosphere has more spontaneous conversations. D3 skews creative and slightly more local. Design agencies, content creators, fashion brands, media teams. The atmosphere is the calmest of the three. The rooftop terrace also creates more incidental community moments. Events run across all three — monthly member breakfasts, founder dinners, padel sessions. We rotate the location for cross-network events.

Yes — identical pricing across the three Dubai locations. Hot desk at 950 AED per month, dedicated desk at 1,500, private offices from 6,500 (2-person) up to around 16,276 (10-15 person). Day passes at 120 AED. Virtual office with Ejari at 8,000 AED per year. Meeting rooms from 120 AED per hour. The only thing that varies by location is room availability. The Downtown 4-person private office may be full while the Business Bay equivalent is open, or vice versa. We can show you what is currently available at each location at the tour. What is included in the monthly price is also identical: Wi-Fi up to 2 Gbps, DEWA, daily cleaning, unlimited coffee and tea, six hours of meeting room time (three for hot desk), reception during business hours, 24/7 access on dedicated and private plans, 100 free copies, network access to all three locations. No setup fee. No deposit on most plans. If a member upgrades from one location to another mid-contract, there is no penalty or transfer fee.

Three practical filters. Filter 1 — Where will you actually be most days? Pick the location closest to where you will spend most of your working days, not the one closest to a place you will visit once a week. A 20-minute commute, four days a week, adds up to 5+ hours a week sitting in traffic. Filter 2 — How do you and your team get there? If you or your team commute by metro, Business Bay is the only realistic option. If everyone drives, all three are equivalent. If half your team commutes by metro and half drives, Business Bay is the compromise that does not punish either group. Filter 3 — What do your clients expect? Banking, legal, consulting clients tend to default-expect Downtown when you describe a Dubai office. Tech and ecommerce clients are increasingly comfortable with Business Bay. Creative and design clients prefer D3 specifically. The practical recommendation: book free tours at two locations on the same day. Spend 15-20 minutes at each. You will know within an hour.
