Terms of Sale

These Terms of Sale govern every order placed and paid on ohmydesk.com: day passes, meeting room bookings, and Virtual Office & Ejari packages. They complete our Terms & Conditions of Use, which govern the website itself.

Read them before you pay. Confirming an order at checkout means you accept them.

Who you are buying from

Every order on this website is sold by Oh My Desk Business Center LLC, a limited liability company registered in Dubai, United Arab Emirates.

Our Business Bay and Dubai Design District locations are branches of the same company. Whichever location you book, you are contracting with Oh My Desk Business Center LLC, and your invoice carries the same TRN.

Prices, VAT and currency

All prices on this website are shown in UAE dirhams (AED), excluding VAT. Value Added Tax at 5% is added at checkout and shown before you pay.

A day pass advertised at 120 AED is therefore charged 126 AED. A Virtual Office & Ejari package advertised at 9,000 AED per year is charged 9,450 AED.

You are charged in AED. If your card is issued outside the UAE, your bank may apply its own conversion rate and fees, over which we have no control.

Every order produces a tax invoice bearing our TRN. It is sent to the email address you give at checkout.

Prices shown on informational pages are indicative. The price displayed at the moment you confirm your order is the price that applies to that order.

Payment and confirmation

Payment is made by card, at the time of the order. We do not store your card number: payment is processed by our payment provider, and we receive only a transaction reference and the outcome.

Your order is confirmed when you receive the confirmation email. Until that email arrives, no booking is held. If you do not receive it within a few minutes, check your spam folder and then contact us — do not order twice.

If a payment is taken but no confirmation reaches you, write to contact@ohmydesk.com with the date and the amount. Payments received without a matching order are reconciled daily and refunded.

Meeting rooms

Free cancellation up to 2 hours before the start of your slot. Cancel within that window and you are refunded in full.

Less than 2 hours before the start, or if you do not turn up, the slot is charged in full. The room is held for you and cannot be resold at that notice.

To cancel, write to the location you booked — downtown@ohmydesk.com, businessbay@ohmydesk.com or d3@ohmydesk.com — or message us on WhatsApp. The time of your message is what counts.

To move a booking to another slot, ask us: we will move it if the room is free. A move requested less than 2 hours before the start is treated as a cancellation.

Refunds are returned to the card used for the payment, usually within 5 to 10 business days depending on your bank.

Day passes

A day pass is not refundable. It is valid for the date you choose at checkout, at the location you choose, and it is not valid on another date.

If something prevents you from coming, tell us before the date: we will do what we can, but we make no commitment to move or refund the pass.

A day pass gives you access during opening hours to the space you booked. It does not include a meeting room; rooms are booked and paid separately.

Virtual Office & Ejari

The package is sold for one year, at 9,000 AED excluding VAT, and includes the Ejari registration and its renewal for the period covered.

Once the Ejari certificate has been issued and delivered to you, the order is not refundable. The registration has been filed with the Dubai Land Department and the work has been done.

Before the certificate is issued: if we are unable to deliver — for a reason attributable to us — you are refunded in full. If your file cannot proceed because a document is missing or incorrect, we will tell you what is needed and hold your order; we do not refund an order blocked by a missing document.

Fees charged by the Dubai Land Department for the registration are not included in the package price. They are payable to the authority.

We do not guarantee that your trade licence will be granted. The licence is issued by the Department of Economy and Tourism or by your free zone, which decides on your activity and your file. A refusal is not a defect in the address we provide.

Private offices, dedicated desks and memberships

Monthly formulas — private offices, dedicated desks, coworking memberships — are not sold on this website. They are agreed with the team and governed by a separate Membership & Serviced Office Agreement.

A security deposit is required for private offices only. It is not charged for coworking, dedicated desks, day passes or virtual offices. The amount is stated in your office agreement.

The deposit is returned after the end of your contract and the exit inspection, within 45 days, less any unpaid amounts and the cost of any damage beyond normal wear.

Right of cancellation

Bookings and passes sold on this website are services supplied on a date you choose. The cancellation rules above are the ones that apply to them.

Nothing in these Terms limits your rights under UAE consumer protection legislation, including Federal Decree-Law No. 5 of 2023 on Consumer Protection.

If something goes wrong

Write to contact@ohmydesk.com or call +971 4 304 4222. Tell us the order reference, the date and what happened.

We acknowledge every complaint within 2 working days and aim to resolve it within 10. If we cannot, we tell you why and what we propose.

If an amount has been charged in error, we refund it to the card used, without asking you to insist.

Governing law

These Terms of Sale are governed by the laws of the United Arab Emirates and, in particular, by those applicable in the Emirate of Dubai. The Courts of Dubai have exclusive jurisdiction over any dispute arising from an order placed on this website.

These Terms exist in several languages. In the event of any discrepancy between versions, the English version prevails.
