Eight gyms and studios around Business Bay and Downtown Dubai, compared on the two things that actually decide it: whether the operator publishes a price at all, and whether you can train before the working day or after it. Every address, rate and opening hour was read on the operator's own website on 23 August 2026.

Researched and checked on 23 August 2026 — Oh My Desk, Business Bay, Downtown Dubai & Dubai Design District.

Short answer: the four gyms closest to a desk in Business Bay are UFC Gym Business Bay (Bay Square, Building 1, open 05:30–23:00 every day), The Warehouse Gym Business Bay (O-14 Tower, Marasi Drive, from 252 AED a month), Fitness First Platinum Bay Gate (9th floor, Bay Gate) and BARE (Clover Bay Tower, Marasi Drive). Across the eight gyms compared here, what decides it is rarely the equipment: four of the seven operators publish no membership price at all on their own website, and only three let you train both before 07:00 and after 21:00 on a weekday.

This guide is for people who work in Business Bay or Downtown Dubai and want a gym they can reach on a normal working day. Every address, opening hour and price below was read on the operator's own website on 23 August 2026, and each source is linked.

How did we rank these gyms?

We compared eight gyms and studios on three criteria a reader can verify without leaving their chair, ordered by how well they fit an office day rather than by how the equipment looks.

  1. Does the operator publish a price on its own website? Not on a listings site or a property blog — a price the gym itself puts in writing. Where nothing is published, we say so: that absence means you cannot compare before you walk in.
  2. Can you train around a working day? Two things: opening before 07:00 and closing after 21:00 on a weekday. A gym that shuts at 21:00 is unavailable to anyone who works late, however good it is.
  3. How close is it to a desk? Distance is a band anyone can check from the address itself — same square, same street, same district, different district — measured from our three addresses: Bay Square Building 12 in Business Bay, Al Fattan facing City Walk in Downtown, and 1G D3 Street in Dubai Design District (those are us).

Two things we deliberately did not publish. There are no star ratings or review counts: we could not verify them on the day, and a rating we cannot check does not belong in an article. Nor are there walking times in minutes — a straight line on a map is not a pavement in Business Bay. We compared and ranked from published information; we did not visit or test these gyms and do not claim to have. Gyms that did not fit are absent rather than listed last with a bad word, and the exclusions are named below.

Which gyms are within walking distance of Business Bay?

Five, and they are strikingly different: an MMA gym in the same square as our own floor, a warehouse-style club on Marasi Drive, a premium chain nine floors up an office tower, a boutique strength studio, and the district's only full published price list.

Prices and hours read on each operator's own website on 23 August 2026. Sources are linked in each entry below.

1. UFC Gym Business Bay — the one in the same square as your desk

P Floor, Building 1, Al Asayel Street, Bay Square. The shortest commute to a gym in the guide: it sits on the same podium level as our own Business Bay floor in Building 12 (that's us). You cross the square, not a road. The club page gives 05:30 to 23:00, Monday to Sunday — the widest window of any Business Bay gym here, and the only one in the district open seven days on one schedule. Classes are the point, so if you want a quiet machine floor at 18:30, this is not it.

The catch is the price. The club page publishes none: it offers a free trial and asks you to book it, and the figure comes out of that conversation. Listings sites quote monthly numbers for this club, but they are not the operator's own and we have not repeated them.

2. The Warehouse Gym Business Bay — the one that publishes a number

O-14 Tower, ground floor, Marasi Drive. Same district, different end of it: Marasi Drive runs along the canal, so this is a walk rather than a step across a square. In exchange, it is one of three operators here that puts a price in writing. The Warehouse Gym's own site lists four tiers — Light from 252 AED a month, Standard 356, Premium 430, Premium+ 734 — over 3, 6 and 12-month terms. One caveat: those tiers are network-wide, not branch-specific. Business Bay sits on Standard and Premium rather than the cheapest one, so the number to hold in your head for this branch is 356 AED, not 252.

The hours are the real constraint: Monday to Friday 06:00–21:00, Saturday and Sunday 07:00–17:00. Early birds are fine; anyone leaving the office at 19:30 only just makes it — and at weekends it shuts at five in the afternoon.

3. Fitness First Platinum Bay Gate — the late-weekday option

9th floor, Bay Gate. The club page gives Monday to Friday 06:00 to 23:00, and Saturday, Sunday and public holidays 07:00 to 21:00. That weekday window is the best fit for a conventional office schedule of anything in Business Bay apart from UFC Gym.

On price it is the clearest illustration of the pattern in this guide. The memberships page sets out four named tiers — Titanium, Home, Platinum, All Access — describes what each includes, and attaches no number to any of them. To see a price you must enter the join flow. In a market where a competitor a few kilometres away publishes 209 AED on the open web, that is a choice rather than an oversight.

4. BARE Business Bay — strength and conditioning, by class

Clover Bay Tower, ground floor, front of building, Marasi Drive. BARE runs two Dubai studios, Downtown and Business Bay, and sells class packs rather than monthly access — which suits someone who trains two or three times a week and travels often. Its location page tells you to arrive twenty minutes early for a first session and confirms two hours of validated parking under the tower — a detail that matters more here than it sounds, as anyone who has read our guide to parking in Downtown Dubai will recognise. What it does not carry is a price or opening hours: both sit behind the booking flow.

5. Dhyana Yoga & Pilates — the only full price list in the district

2602, Anantara Downtown Business Centre, 17th Street, Marasi Drive. Dhyana is the exception that makes the rest of this guide worth writing. Its booking page publishes every rate: a group yoga class at 95 AED, a group reformer, mat or chair Pilates class at 145 AED, ten yoga classes at 880 AED, ten Pilates classes at 1,350 AED, twenty at 2,650 AED, private and duet sessions priced separately.

You can therefore work out, before contacting anybody, what twice a week for a month costs. Nobody else in Business Bay lets you do that. The trade-off is the schedule: Monday to Saturday, 07:00 to 21:00, and closed on Sunday — which removes one of your two weekend days.

Which gyms are closest to Downtown Dubai and City Walk?

Our Downtown address sits at Al Fattan, facing City Walk, which puts a different set of options in range — including the only gym in this guide that never closes.

6. GymNation Downtown Dubai — open 24/7, and it prints its prices

4th floor, South Heights Tower, Downtown Dubai. The outlier of the guide, in the reader's favour. The Downtown branch page states the club is open 24/7, publishes three tiers on the page itself — Core 209 AED a month, Plus 240, Signature 399 — and offers a free day pass you register for without speaking to anyone.

One correction, because it is the number everyone repeats: GymNation's network marketing says "from just AED 99/month", and that is not the Downtown price. The branch's own entry tier is 209 AED. It is not walking distance from our Downtown floor, but among these eight it is the only one that answers "can I train at 23:30 after a client call?" with an unqualified yes.

7. Fitness Zone, City Walk — the one you can see from the office

The Plaza, City Walk, Al Safa Road. For anyone at our Downtown address (that's us) this is the closest gym in the guide: City Walk is directly across from the building. The City Walk directory page gives 08:00 to 23:00 daily, basement parking on the yellow level, and over 200 classes a month across energy, yoga, Pilates, dance, martial arts and CrossFit. No price is published.

The 08:00 opening is what to weigh. If you train at 06:30 before the working day, Fitness Zone cannot serve you — and in a Dubai August the early session is often the only comfortable one. If you train at 19:00, the late close makes it one of the easiest gyms here to use.

8. The Warehouse Gym DIFC — the neighbouring-district option

Gate Avenue, Zone D, DIFC. Included because it is a real option for anyone whose day already takes them through DIFC, and because its club page states a price outright: membership from 430 AED a month. It is a different district from both our addresses and publishes no opening hours, which is why it sits last.

How many Dubai gyms actually publish a price?

Three of the seven operators we could read. The Warehouse Gym, GymNation and Dhyana publish rates on their own websites. UFC Gym, Fitness First, BARE and Fitness Zone publish none — you get a free trial, a "book a tour" button or a booking flow instead. Two of the eight clubs do advertise a free way in: GymNation Downtown, with a day pass you register for online, and UFC Gym Business Bay, with a trial booked through its club page. None publishes a paid day rate.

That matters more than it looks. When four operators in seven keep the number back, you cannot build a shortlist from your desk: you must hand a phone number to four sales teams to learn what a month costs, and each conversation opens with an offer rather than a rate card. The same habit runs through workspace — when we compared serviced offices in Dubai, four operators in ten published no price either. The way through is identical: ask for the monthly rate, the minimum term and the joining fee in one written message, and compare only written answers. Which gyms let you train before 7am or after 9pm?

Three: GymNation Downtown, UFC Gym Business Bay and Fitness First Bay Gate. Only those publish weekday hours covering both an early session before 07:00 and a late one after 21:00.

Then check the weekend, because it is shorter almost everywhere. The Warehouse Gym Business Bay drops to 07:00–17:00 on Saturday and Sunday. Fitness First Bay Gate closes at 21:00 at weekends and on public holidays instead of 23:00. Dhyana closes on Sunday entirely. Only two of the eight keep one schedule all week: GymNation Downtown, which never closes, and UFC Gym Business Bay. If your training week is built around long weekend sessions, that narrows the field to two before you have looked at a single machine.

What does a gym plus a desk cost per month in Business Bay?

On published prices only, the cheapest verifiable Business Bay combination is 1,306 AED a month: a hot desk at Oh My Desk Business Bay at 950 AED (that's us) plus The Warehouse Gym's 356 AED Standard tier, the one that actually opens that branch. Both figures are published; neither needs a phone call.

Two caveats. Gym tiers are commitments — the Warehouse tiers are quoted over 3, 6 and 12 months — while our coworking is monthly. And these are entry tiers; the tier that adds classes, pool or multi-club access is higher everywhere.

Which gyms did we leave out, and why?

Three, and the reason is the same each time: we could not read the fact on a source we trust.

Full Circle EMS Fitness appears on several Business Bay listings at The Binary Tower, Marasi Drive. Its own website lists seven UAE studios — Internet City, Al Nahda, Silicon Oasis, Discovery Gardens, Trade Centre, Al Majaz and Al Rawdha — and Business Bay is not among them. Where the operator's own site and the directories disagree, we follow the operator. HELT Fitness, in City Walk's Boulevard zone, would have been a natural neighbour to Fitness Zone, but its City Walk page did not resolve on 23 August, so we have no source to link. And chain clubs outside these districts — Al Quoz, Sheikh Zayed Road, Dubai Marina — were left out on purpose: excellent, and irrelevant to the question this guide answers.

Is there a gym at Dubai Design District?

Probably, but we could not confirm it on 23 August, so it is not in the ranking. The Warehouse Gym's footer lists a Dubai Design District branch — but d3 does not appear among the clubs in the group's own membership selector, and the branch page we tried returned no plans. Until the operator's own site says it plainly, it does not go in a table.

This matters to us more than it might to another publisher, because our third address opens at Dubai Design District on 1 October 2026 (that's us). We will re-check the d3 options nearer that date and update this guide rather than write a second one; the Design District page covers what will open there and when.

How do you check a gym's price before you sign?

Put four questions in one written message and refuse to proceed on a verbal answer. When most of a market keeps its prices off the web, a written quote is the only comparable thing you have.

  1. What is the monthly rate, and over what minimum term? A "349 a month" that exists only on a twelve-month contract is a different product from a rolling month.
  2. What is the joining or registration fee? The line most often missing from a verbal quote, often worth one or two months.
  3. What does the tier actually open? Classes, pool, sauna and other branches are the usual upsells — the Warehouse tiers differ by which clubs they admit you to, which is why the cheapest does not cover Business Bay.
  4. What are the weekend and public-holiday hours? In writing. Three of the eight gyms here run materially shorter weekends and one closes on Sundays.

Everything else in the district means a walk along Marasi Drive or over to Bay Gate.

4. Which gyms in Dubai are open 24 hours? Of the eight here, only GymNation Downtown Dubai states 24/7 opening on its own branch page. UFC Gym Business Bay comes closest without being 24-hour, at 05:30 to 23:00 seven days. The Warehouse Gym publishes 24-hour opening for its Al Quoz club but not for Business Bay, which runs 06:00 to 21:00 on weekdays.

5. Does GymNation really cost 99 AED a month? Not in Downtown Dubai. The network markets memberships "from just AED 99/month", but the Downtown branch page publishes its own tiers at 209 AED for Core, 240 for Plus and 399 for Signature. The 99 AED entry price belongs to other clubs, so budget from 209 AED if Downtown is the branch you would use.

6. Which gym near Business Bay has a free trial? UFC Gym Business Bay advertises a free trial booked through its club page, and GymNation Downtown offers a free day pass you register for online. Those are the only two of the eight advertising a free way in on their own website, and none publishes a paid day rate.

7. Are there gyms near Dubai Mall and Downtown Dubai? Yes. GymNation is on the 4th floor of South Heights Tower in Downtown, and Fitness Zone sits inside City Walk at The Plaza, open 08:00 to 23:00 daily. 8. Do Business Bay gyms open on weekends? Yes, but usually for a shorter day. The Warehouse Gym Business Bay runs 07:00 to 17:00 on Saturday and Sunday against 06:00 to 21:00 on weekdays. Fitness First Bay Gate closes at 21:00 at weekends instead of 23:00, and Dhyana closes on Sunday. UFC Gym Business Bay is the district's only gym publishing the same 05:30–23:00 hours all week.

9. Is a gym membership or a coworking day pass better value? They answer different questions, and the honest comparison is commitment rather than price. A Business Bay gym tier at 356 AED a month is quoted over 3 to 12 months; a day of coworking at Oh My Desk is 120 AED with nothing signed. If you are testing an area, take the day rate and the free gym trial in the same week.

10. What is the closest gym to Oh My Desk Business Bay? UFC Gym Business Bay, in Building 1 of Bay Square, on the same P Floor as our own space in Building 12 (that's us). No road crossing is involved. Our members hold 24/7 badge access, so an early or late session works around the desk rather than against it — reception is staffed Monday to Friday, 9:00 to 18:00, but the floor never closes.

The bottom line

In Business Bay the gym question is a schedule question, not an equipment question. Four of the seven operators will not tell you what a month costs until you talk to them, and five of the eight clubs close before or shortly after a long office day ends. Filter on published price and usable hours and the field shrinks fast: UFC Gym Business Bay for proximity and hours, The Warehouse Gym for a number you can plan around, GymNation Downtown for a club that never closes, Dhyana if you would rather buy ten classes than sign a year.

If the desk end of that equation is still open, our Business Bay space in Bay Square Building 12 shares a square with the district's only in-square gym, our Downtown space faces City Walk, and both give members 24/7 access, with reception on hand Monday to Friday from 9:00 to 18:00. Coworking is 950 AED a month, a day pass is 120 AED, and every rate sits on the coworking page rather than behind a form — which, after a week of reading gym websites, feels like the least we can do.
