What does moving an office in Dubai actually cost in 2026?
Five published charges come to AED 3,620 before a single desk is carried anywhere, and every one of them is paperwork. In DMCC, the free zone with the longest public price list in Dubai, changing the address on a licence is AED 1,515, the letter telling third parties is AED 215, the fit-out no-objection certificate AED 265, the lease admin fee on the new unit AED 625 and the operational fitness inspection AED 1,000. Add them: 1,515 + 215 + 265 + 625 + 1,000 = AED 3,620.
On the mainland the same act is priced very differently. Dubai Economy & Tourism charges AED 500 to amend a trade licence and AED 200 per party signature for “other amendments”, and its document list includes a “rent contract for site modification”. None of it reaches a removal quote, because none of it is the remover’s job. Which move-related fees are actually published?
Fewer than you would hope, and they cluster in one place. Free zones publish schedules of charges; the mainland publishes a short fee list per service; buildings and movers publish almost nothing. Here is everything we could read on an official page on 28 September 2026.

Read on 28 September 2026 from the DMCC schedule of charges, Dubai Economy & Tourism’s amendment service page and the Federal Tax Authority. Other free zones publish their own schedules; mainland companies pay the Dubai Economy & Tourism line instead.
The last row is worth pausing on. DMCC prices almost everything a company can ask it to do, down to AED 215 for a letter — and at the fit-out of the unit itself, the price becomes a phone number.

Why does the same address change cost AED 500 in one place and AED 1,515 in another?
Because a licence is issued by an authority, not by a city, and each authority prices its own paperwork. Dubai Economy & Tourism charges AED 500 to amend a trade licence; DMCC charges AED 1,515 for a licence address amendment. The free zone version is about three times the mainland one, for a change that in both cases means replacing one address with another on a document.
What unlocks either of them is the same document: a tenancy contract for the new premises. The federal portal is blunt about why — “all businesses in the UAE must have a physical address to operate”, and in Dubai the agreement must be registered with Ejari. Can you keep the old address and add the new one?
Not for the price of an amendment. DMCC’s own business rule, printed under the AED 1,515 line, says that “if the company wants to operate from different locations, (different buildings) this will require an additional Licence, at a fee of AED 20,265 annually”. That is not a one-off: it is an annual licence, more than thirteen times the cost of moving the address across, for as long as you keep both.
What is the 20-business-day tax clock, and what does missing it cost?
A registrant must tell the Federal Tax Authority about a change of business address within 20 business days of the change, and failing to do so costs AED 1,000, or AED 5,000 if it happens again within 24 months. The notification itself is free and is filed through EmaraTax; only being late has a price.
The FTA is explicit about what counts. Its tax records amendment service names “change in Address of the principal place of business” as a notifiable change, and its own announcement widens that to “any address from which the business is conducted by the registrant” — a branch, a warehouse, a second desk. Both quote the deadline identically: “within twenty (20) business days of any change”.
The penalty is not on those pages. It is in Cabinet Decision No. 40 of 2017, Table No. 1, item 5, amended by Cabinet Decision No. 129 of 2025 and in force since 14 April 2026. Against “failure of the Registrant to inform the Authority of any case that may require the amendment of the information pertaining to his tax record”, it gives two figures: AED 1,000 for each violation and AED 5,000 in each case of repeated violation within 24 months from the date of the last violation. A repeat is five times the first.
A grace period suspended these penalties between 1 January 2024 and 31 March 2025; it closed eighteen months ago. Twenty business days is about four working weeks on the UAE’s Monday-to-Friday week, which sounds generous until you notice when the clock starts: on the date the change occurs, not on the date your amended licence comes back.
Which of your records carry the office address?
More than most move checklists admit, and they are not updated by the same people. Licence, tenancy registration, tax record and lease file all name the premises, each with a different authority on a different timetable.

Only one row carries a deadline with a penalty, and it is the one that costs nothing to file: the cheap task is the urgent one. Notice too what the federal portal does not do. What does the building charge before it lets you move in?
A refundable deposit, in almost every case — and three guides will give you three different numbers for the same developer. We read three Dubai move-permit guides on 28 September 2026 and they do not agree on Emaar: not on the fee, not on the deposit, not on the lead time.

Three readings of one developer, and a lead time anywhere between two days and seven business days. One of the three says the quiet part out loud: “some communities charge a fee for move permits, while others provide it free of charge”. That is why no table like this one should be used to budget. Ask your own building, in writing. Across the eight developers listed in the first guide, refundable deposits run from AED 500 to AED 3,000 — a sixfold spread — and none of the eight is shown with a permit fee. What all eight do have is a window.
When are you actually allowed to move the furniture?
In daylight, on a weekday, inside a window the building sets. On that guide’s reading all eight developers restrict moves to a daytime slot: the widest is 08:00 to 19:00, the narrowest 09:00 to 17:00. A second guide adds that moving is “largely prohibited between 11:30 AM and 2:30 PM” on Fridays.
Read that against your own week. The UAE working week has been Monday to Friday since 2022, so a move permitted only from 09:00 to 17:00 happens while your team would otherwise be at their desks. One developer’s window is even reported as Sunday to Thursday, covering a weekend day and excluding a working one. The bill for that is not a fee: it is the day your company does not work, multiplied by the people who cannot work — the largest number here that nobody invoices.
What do Dubai office movers publish?
Of five Dubai moving pages we could read on 28 September 2026, none published a price for an office move. Residential ranges, yes, in detail. Commercial, never — the section exists, the number does not, and the page ends in a quote request.

Five further pages advertising an office relocation price could not be read from our container that day — their robots files timed out — so they are named and excluded rather than guessed at: eHouse Movers’ office cost page, Ruby Movers, eOfficeMover, Delight Movers and King Movers.
When a market does not publish a specification, the spread of prices is the information; when it publishes no price at all, the count is. Five readable pages, zero office prices, and a residential tariff card beside the empty commercial section.
What else lands on the move budget?
Two large items, and both have their own guide here, so this page cites them rather than repeating figures that belong elsewhere. The first is the fit-out: if the new unit is a shell, or if you move a partition, you are into contractor territory and approvals — DMCC prices the no-objection certificate at AED 265 and refers the fit-out itself to its facilities manager. Then the item with no published price anywhere: telecommunications. Moving a business line and a fixed IP is a service order, not a tariff, and neither operator prints a relocation charge. Ask for it in writing when you ask for the move permit.
How long does a Dubai office move take, end to end?
Three to seven business days for the building’s permission, a permit valid seven to fourteen days once granted, and a twenty-business-day tax deadline starting the moment you move. Nobody publishes a figure for the licence amendment itself.

The blank row matters as much as the filled ones: Dubai Economy & Tourism publishes the fee, the documents and the three steps of an amendment, and no duration for it. The safe sequence, in the order the documents unlock each other: sign and register the new tenancy, file the licence amendment, move, then file with the FTA within twenty business days. Booking the van first is how companies end up with a permit that expires before the licence comes back.

What does a flexible office remove from that list?
Most of it, because the address on your licence stops being a building you rent and becomes a service somebody else administers: no fit-out to approve, no lease admin fee, no fitness inspection on your unit, no furniture to buy or carry, no move window to book. The two obligations that survive are the two about you rather than the premises: your trade licence still has to name the address, and the Federal Tax Authority still wants to know within twenty business days. Nobody should sell you a product that claims otherwise.
What changes is everything around them. At Oh My Desk a hot desk is AED 950 a month with one hour of meeting room included, a day pass is AED 120, and a private office starts at AED 6,000 a month with six hours; 5 % VAT is added at payment. Every fee here was read on 28 September 2026 from the page that sets it, not from a summary. The AED 1,515, 215, 265, 625, 1,000 and 20,265 figures come from the DMCC schedule of charges, with their exact labels; the AED 500 and AED 200 from Dubai Economy & Tourism; the twenty-business-day deadline from the Federal Tax Authority; and the AED 1,000 and AED 5,000 penalties from Cabinet Decision No. 40 of 2017 as amended, Table No. 1, item 5. Twenty-two arithmetic checks were re-run by script; all reconciled.
The developer and mover figures are secondary and labelled as such throughout: three move-permit guides and five moving-company pages, each linked and dated, which contradict each other. We report the contradiction instead of choosing a winner.
A note on the questions below. Put the date you physically move in your calendar and count twenty business days forward: that is your Federal Tax Authority deadline, the only one here with a penalty attached. Second, ask both buildings, in writing, for the move permit fee, the deposit, the lead time and the permitted hours — four questions, one email, and no published table will answer them. Third, ask your licensing authority for its own address amendment fee before assuming it is AED 500.
